Timber Building Maintenance & Repairs — London & Cambridge

Timber buildings last for decades when they’re allowed to shed water, breathe and dry

Problems begin when details trap moisture, seals fail unnoticed, or small issues are left until they become expensive ones.

Chisel to Wood provides maintenance, repairs and sympathetic refits for garden rooms, cabins, garages, workshops and treehouses across Greater London and Cambridge — whether we built them or not.

We diagnose the root cause, prioritise weather-tightness and safety, then plan improvements that extend life, improve comfort and keep future maintenance simple.

What we fix (typical issues we see — and solve)

    • Cladding failure: cupping or cracking boards, loose fixings, water tracking at corners, sills that stain façades, insect ingress at cavity bases.
    • Roofing & gutters: punctured or aged EPDM, poorly sealed laps/penetrations, outlets too small for leaf load, gutters without fall, overflowing box gutters.
    • Damp & condensation: missing vapour control layers, cold bridges at posts or openings, blocked ventilation paths, splashback from hard landscaping.
    • Doors & windows: swelling and dragging from seasonal movement, failed perimeter seals, mis-set thresholds, condensation on glazing beads.
    • Thermal discomfort: chilly corners, summer overheating, draughts through sockets or interfaces, under-performing linings.
    • Interior wear: scratched floors, stained boards, damaged plaster/linings, untidy cable runs, ad-hoc storage making spaces feel messy.
    • Decks, steps & handrails: rotten bearers, slippery boards, loose fixings, wobbly rails, stair geometry out of tolerance.
    • Treehouse specifics: loosening of platform fixings after seasons, net/bridge tension drift, water creep at roof edges, balustrade wear.

Our approach (diagnose → resolve → prevent)

    1. Survey & diagnosis — We inspect methodically, photograph issues, and explain causes in plain English. You’ll get a short report that ranks risks (weather-tightness and safety first).

    2. Scope & options — We outline tiered remedies: immediate stabilise/fix; robust long-term repair; optional performance upgrade. Clear pricing for each.

    3. Repair & improve — We don’t just replace like-for-like. We fix the detail that caused the problem: correct falls, add drips, open ventilation, improve vapour control, upgrade junctions.

    4. Care plan — If you wish, we set an annual or bi-annual plan for checks, light re-oiling, gutter clears and small adjustments so issues stay small.

    Cladding: breathe, drain, dry

Timber façades thrive when water can’t linger. Our remedial playbook includes:

    • Re-fixing on a true ventilated cavity with insect mesh and unblocked air paths.
    • Corner & sill upgrades using aluminium or well-detailed timber drips that throw water clear.
    • End-grain protection and capillary breaks where boards meet trims.
    • Selective replacement of damaged boards with species/grades that match weathering; pre-finishing all faces where appropriate.
    • Finish strategy: honest weathering (silver) vs. tinted oils or paints; we’ll choose a route that suits your maintenance appetite.

Roofing & rainwater: the quiet heroes

Most leaks come from small decisions.

    We correct:

    • EPDM punctures and ageing with patches or partial overlays; we check terminations and parapet details.
    • Falls & outlets — adding overflow routes, upsizing outlets, ensuring gutters self-clean.
    • Penetrations — tidy, gasketed entries for flues/cables that won’t pool water.
    • Eaves & drip edges — metal drips that protect cladding heads; properly sized fascias; leaf guards where helpful (not universal).

    Moisture & condensation: fabric-first fixes

Damp interiors are miserable — and fixable.

    Typical solutions:

    • Re-establish vapour control with intelligent membranes during re-lining; seal service penetrations.
    • Continuous insulation over cold spots; thermal break at steel/timber posts; warm-edge glazing upgrades where justified.
    • Ventilation that works — from simple trickle + extractor to compact MVHR in high-use studios; keep cavities and roof voids actually breathing.
    • Ground splashback management — gravel borders, drip edges, raised thresholds and gutter drops that stop ‘tea-staining’.

Doors & windows: smooth, tight, secure

    • Planing & realignment after seasonal movement; hinge and lock adjustments; strike re-sets.
    • Seal replacement (compression and brush) and threshold upgrades for weather-tightness without trip hazards.
    • Bead/pack replacements to eliminate glazing rattle and condensation traps.
    • Hardware refresh for reliability and tactile quality.

Thermal comfort upgrades (without starting again)

When a room is always a bit too cold, hot or echoey, targeted upgrades help:

    • Internal over-boarding with continuous insulated lining (minimal thickness, big effect).
    • Solar control glazing or exterior shading for west/south exposures.
    • Airtightness tuning around sockets, skirtings and loft interfaces.
    • Right-sized heat (IR, UFH or compact heat pump) matched to the envelope so the room stays steady, not swingy.
    • Acoustic softening (fabric panels, battens with acoustic backing, heavier linings) for calls, music or therapy use.

Interiors & storage refits (make it feel new)

    We refresh tired spaces with:

    • Durable floor replacements (engineered wood or LVT), door bars that seal, and skirtings that actually wipe clean.
    • Washable wall linings in splash zones; tidy cable management; extra sockets where life happens.
    • Built-in storage — desks, shelving, benches, hidden cupboards — so the space stays calm and useful every day.
    • Lighting layers — ambient, task and accent scenes on simple, labelled switches.

Decks, steps & handrails (safety and feel)

Outdoors, slip, rot and wobble are common.

    We:

    • Replace or sister bearers, introduce packers, restore clear airflow.
    • Fit anti-slip surfaces (profiles/inserts) and correct step geometry (consistent rises/goings).
    • Brace & re-fix handrails with proper post anchoring and rounded arrises for comfort.
    • Add low-glare warm lighting to stairs and thresholds on timers or sensors.

    Treehouse maintenance (special notes)

We conduct seasonal checks for elevated structures:

    • Re-tension nets/bridges, inspect connectors, verify guard heights and infills.
    • Check fixings at platforms for movement; adjust tree-friendly connectors as advised by arborists.
    • Re-seal roof edges, repaint trims where sun exposure is high, and refresh anti-slip on stairs/landings.

London & Cambridge (how we operate on site)

London — In boroughs such as Richmond, Wimbledon, Chiswick, Hammersmith & Fulham, Hampstead, Camden, Islington and Chelsea, we plan street-front deliveries, protect internal routes if we pass through a home, and keep noise and dust controlled.

We coordinate parking, neighbour notices where appropriate, and day-clean sites.

Cambridge & villages — In Cambridge city, Histon, Girton, Trumpington, Shelford, Sawston and surrounds, we combine performance-oriented fixes with quiet aesthetics, often pairing remedials with subtle refits so buildings feel calmer as well as drier.

Sustainability & repairability (do it once, do it right)

    We prefer repair over replacement

    That means:

    • Mechanically fixed solutions you can undo later.
    • Standardised trims and profiles you can source again.
    • Finishes you can renew, not strip (oils/UV stains where appropriate).
    • Details that drain and assemblies that dry, because longevity isn’t just material — it’s the way water moves.

Documentation & handover (clarity for the future)

    You’ll receive:

    • A photo report (before/after) with a plain-English summary of what we found and fixed.
    • A care schedule — simple intervals for checks, cleans and re-oils.
    • A materials list — exact products/colours/profiles for future touch-ups.
    • Any warranties and our recommended timing for the first follow-up check.

    Pricing guidance (transparent ranges)

Every project starts with a short survey and options, but typical ranges help planning:

    • Small repairs/tune-ups: usually £350–£1,200 (e.g., door alignment + seals, minor EPDM patch, local cladding fixes).
    • Roofing & cladding remedials: typically £1,200–£4,500 depending on area and detailing (outlets, flashings, corners).
    • Moisture/thermal upgrades & interior refits: £2,500–£12,000+ depending on scope (insulated over-lining, storage/desk wall, flooring, lighting).
    • Treehouse seasonal service: priced after quick inspection; we’ll give a neat package for nets/bridges/guards and roof trims.

After a survey and a coordinated scope, we’ll issue a fixed quotation with clear alternates so you can prioritise.

FAQs – London  & Cambridge repairs & maintenance

Can you repair a building you didn’t build?

Yes — most of our remedial work is on third-party structures. We’ll photograph everything and explain causes and options.

There’s damp — is my building ruined?

Almost never. With correct vapour control, insulation continuity and proper ventilation, we can stop the cause and restore finishes.

    Will repairs change the look?

Only where it helps longevity or you choose a refresh. We can match species and profiles closely or use this as a chance to upgrade trims and simplify maintenance.

Can you work during business hours at home?

We’re tidy and considerate. In London especially, we plan quiet phases and protect routes; you’ll always know the day’s plan.

Do you offer ongoing care plans?

Yes — annual or bi-annual maintenance plans with photo reports, gutter clears, seal checks and minor tune-ups.

Ready for peace of mind maintenance?

Not sure if you need a quick tune-up or a deeper fix?
